Sporting Rights to Let in the Eden Valley, Cumbria
The Edenhall Estate shoot includes the extensive shooting rights over approximately 1300 acres of good agricultural land, 300 acres of managed mixed woodland and various game cover crops. There are a range of buildings, including kennels, larder and general storage room.
A three bedroom keepers cottage is also available for rent.
This is a well known shoot with an excellent reputation and is capable of producing high quality days consistently throughout the season.
Topography The Estate enjoys beautifully rolling landscapes, with the Pennines providing a spectacular backdrop, with excellent contours for presenting both pheasants and partridges. The ground rises from 90 mtrs to 148 mtrs above sea level. The enclosed map shows the layout of the existing pens and drives.
Future Policy The owners wish the shoot to be operated in accordance with the Code of Good Shooting Practice and to see continued investment to enhance and improve the shoot.
River frontage on the River Eamont is included in the lease providing fine duck flighting potential, in addition to four flight ponds.
The roe deer stalking is not included within the shooting lease at this stage but is open to negotiation.
Existing Game covers are included within the lease, but any alterations need to be negotiated directly with the owner and agricultural tenants. It should be noted that areas of the Estate are in a Countryside Stewardship Scheme and may well carry restrictions.
Lease A lease for a period of three years is available with immediate effect (a copy is available upon request from the Agent). Rent would be payable six monthly – half on the 2nd February (or on signing this season) and the balance on the 2nd August each year.
Tenders The Agents are inviting formal tenders in writing to rent the sporting rights. Any tender should include the provision of one formal driven day for the owner.
Any tender should include supporting information setting out the applicant’s previous involvement in shooting, their proposed policy and details of the rent tendered. Financial and personal references will be required before any lease can be offered and the owner reserves the right not to accept the highest tender.
